11 County Road 62X, Placerville, CO 81430

Property Description

Many years ago a Chicago family started assembling 40 acre parcels between Ridgway and Placerville. The result was over 400 acres, located in some of the most beautiful parts of our country. The time is right to sell these parcels-three parcels and the main home have already sold. Lot 11 is the most northwest of the 40 acre parcels. It's located 1/2 mile north of 62X road, the east west road that is northwest of Dallas Divide on Highway 62. This makes access convenient from either Telluride or Ridgway, and the trip in to town in Ridgway just takes 20 minutes. It has a views that are incredible, and access is easy, using an established easement that runs along its west side. There are no utilities available, but others that live here put in a well, have smart solar setups and put in septic systems. Cell phone coverage is excellent. Because there are no covenants and there's no HOA at all you can use the property as you'd like. Just stay in your RV during the summers. Have horses. Build a home. Build your storage building for now, and plan for what you'll build later on. Access is easy generally early May through the middle of November, so using this property as a summer escape is perfect. However, year round access is possible for those that are willing to snowshoe, ski, snowmobile or use either a Snowcat or ATV with tracks to go back and forth from either the San Miguel County side or from Highway 62 on the Ouray County side. There are three other 40 acre vacant land parcels for sale-Lots 12, 13 and 14 This gives you the opportunity to have 200 acres and a home if you'd like something larger. This is a special place for you and the ones youlove. Come check it out today!
